When you make a booking, you enter a legally binding contract with us.
Please read our terms and conditions below.
1. Included in the Price
The price of your accommodation includes:
- Utilities (electricity, hot water, central heating)
- Bed linen
2. Occupancy & Guests
- Only guests named on the original booking may stay at the property.
- You may not invite additional day or overnight visitors.
3. Pets
- Well-behaved pets are permitted by prior arrangement only.
4. Payments
- Deposit: A
non-refundable deposit of £150 is required within 5 days of booking to secure your stay.
- Confirmation: We will issue a confirmation email or letter stating your remaining balance once your deposit is received.
- Balance Due: The remaining balance must be paid at least 4 weeks before your arrival date.
- Late Bookings: If your stay begins within 4 weeks of booking, the full amount is due immediately.
5. Cancellation & Insurance
- Cancellations within 4 weeks: If you cancel your booking within 4 weeks of your arrival date, you remain liable to pay the full balance of your holiday.
- Contractual Liability: Your deposit is strictly non-refundable. If you cancel at any time and we cannot re-let the property, you remain liable for the full cost of the booking, even if
the balance has not yet been paid.
- Successful Re-letting: If we successfully re-let the cottage, you will not be charged the balance. If you have already paid in full, we will refund your balance minus a £50
administration fee.
- Insurance Recommendation: We strongly advise taking out independent cancellation insurance through a broker to protect against unexpected circumstances.
6. Non-Availability of Accommodation
- We will only cancel your booking if the property becomes unavailable due to reasons
beyond our control.
- In this unlikely event, we will refund all monies paid. Our liability is strictly
limited to this refund.
7. Arrival & Departure
- Arrival: Your
accommodation is available from 5:00 pm on your arrival day. Please do not arrive early, as we will be busy preparing the property.
- Departure: Please vacate the property by 10:00 am on your departure day.
- Condition: We
kindly ask that you leave the accommodation as clean and tidy as possible.
- Outstanding Fees: Any unpaid charges incurred during your stay must be settled upon departure.
8. Damages and Breakages
- Guest Liability: You are legally responsible for any damage or breakages caused to the property or its contents during your stay.
- Reporting: Please report any incidents immediately.
- Charges: We do
not typically charge for minor mishaps. However, we reserve the right to invoice you for significant damage. An additional £100 fee may apply if damage is not reported at the time it
occurs.
9. Liability
- We accept no liability for any loss, damage, or injury to any member of your party, your
vehicles, or your possessions.
- This exclusion does not apply if the loss or injury is proven to be caused by the direct
negligence of ourselves, our employees, or our contractors.
10. Data Protection

personal information.
We have completed a certified Cleaning and Infection Control course, including detailed Covid-19 procedures.
Here's what to expect when you come to stay Arrival
Our check in time is now slightly later at 5pm unless prearranged to enable us to carry out the extra cleaning
measures
We will be operating a self-check in, but will be on hand at a social distance if you need any help
We will provide extra cleaning products and hand sanitiser to use during your stay
When you enter your Cottage please take your shoes off and leave in the entrance
We have removed non-essential items to reduce risk and make cleaning easier, but if you need anything let us know
Cleaning
In addition to our usual thorough cleaning routines we will be sanitising all high touch surfaces with disinfectant
spray
In the cottages all cutlery and crockery and glasses will be run through the dishwasher ready for your arrival
Remote controls are in a plastic bag to reduce risk
Laundry
We will provide pillows, duvets, sheets and towels as usual. If you feel happier bringing your own pillows and bedding just
let us know
Linen and towels are washed at 60 degrees
Adhere to social distancing during your stay
Tell us immediately if you feel unwell
Before you leave open all the windows and give the toilets a final flush
Strip the beds and place linen and towels in the bags provided
Empty all rubbish bins
Experiences
Some of our local Peak District attractions won’t be open but there are plenty of wonderful walks from the door and you
canbook meals at most of the pubs.
Bear in mind that you will probably need to pre-book tickets in advance to visit attractions which are open.
